Cash Flow

Commercial real estate investments can generate both short-term and long-term returns for investors. Also known as cash flow, some properties generate monthly or quarterly dividends for investors through things like rent payments.

Appreciation

Also known as upside potential, commercial real estate properties can increase in value thanks to their location, amenities and the potential increase in rental income. For most commercial real estate investors, the big payday comes when their investment exits or is fully-realized, meaning the property sold or refinanced for more than it cost to build/upgrade.

Amortization

Commercial Lenders offer their best terms when, among other indicators, a property has a positive cash flow or as the industry commonly defines it, a good Debt Service Coverage Ratio (DSCR). Given we select only cash flowing properties with attractive DSCRs, our firm is able to secure favorable lender terms and a result offer higher returns to investors.

  • Secure value add properties in emerging markets with strong rental demand and positive key demographic trends.
  • Identify opportunities within the asset such as renovations, expense reductions, efficiency improvements and/or financial adjustments to increase the return.
  • Refinance under more favorable terms to avoid interest rate risk and return investors a part of their investment (enjoy returns today v. in retirement).
  • After years of positive cash flow and strong property performance/positive cash flow (value added) pursue advantageous sale to generate maximum returns for investors.
